What Is an Asbestos Report?
An asbestos report is a professional document that identifies any asbestos-containing materials (ACMs) within a property. It includes their locations, condition, and recommendations for management or removal.
Asbestos was widely used in UK construction before 2000, particularly in insulation, ceiling tiles, and roofing materials. While asbestos is harmless when undisturbed, it becomes a concern during building work. A report helps you stay compliant with the Control of Asbestos Regulations 2012 and ensures that any necessary action can be planned properly.
At London Asbestos, every report is produced by fully qualified surveyors using UKAS-accredited laboratories, giving you clear results you can trust.

Types of Asbestos Reports We Provide in Hampshire
We offer several types of asbestos surveys and reports, tailored to the purpose of your property inspection:
1. Management Asbestos Reports
For buildings still in use, this report identifies any asbestos materials that could be disturbed during normal occupancy. It forms the foundation of your ongoing asbestos management plan and is often required by landlords and duty holders.
2. Refurbishment and Demolition Reports
If you’re planning renovation, refurbishment, or demolition, this report locates asbestos materials that could be disturbed by intrusive work. It ensures the safety of contractors and compliance with HSE guidelines before construction begins.
3. Re-inspection Reports
If you already have an asbestos register, our re-inspection surveys update it, confirming that any known materials remain in safe condition and that your records meet regulatory standards.

Very professional. Incredibly responsive office staff. All the right equipment and knowledge. Asbestos removal is not inexpensive but the cost was totally justified by the service we received and by the way in which this good service kept the tenants relatively happy through what was a major inconvenience for them. Thank you.

Great service and communication from first contact to completion

Great service from London Asbestos. We have textured ceilings and wanted to check if they contain asbestos before removing. The staff answering telephone to make an appointment were very polite and helpful and the person taking sample generously came out on bank holiday monday to ensure we get the result asap. Results came back the same day as they were submitted to the lab. Luckily we had a negative result so didnt have any further works carried out but im very pleased with the service provided.

I needed a asbestos report quickly due to a house purchase. I contacted Julia and within a couple of days the report was done and the results available. I am waiting to complete on the property and when done will be calling the team in to complete the work. Amazing customer service from Julia who explained everything in detail. Would definately recommend.

Who Needs an Asbestos Report in Hampshire?
You may need an asbestos report if you are:
Buying or selling a property built before 2000
Managing a commercial or public building
Planning refurbishment or demolition work
Responsible for workplace safety as a duty holder
Ensuring compliance with the Control of Asbestos Regulations
Even if no immediate work is planned, knowing your building’s asbestos status helps you manage maintenance responsibly and demonstrate legal compliance.
Asbestos Reports and Property Compliance
Under the Control of Asbestos Regulations 2012, property owners and managers must identify and manage asbestos in non-domestic buildings. A professional asbestos report is the first step toward meeting those duties.
The report becomes part of your asbestos management plan, which details how ACMs will be monitored or maintained. This is particularly important for landlords, schools, local authorities, and commercial property managers throughout Hampshire.
London Asbestos helps you stay compliant with all regulations by delivering clear, documented evidence that meets HSE expectations.
